We are buying a new townhouse and it will
be finished in late aug.My question is what
do i need to look for so i dont get ripped off
we already picked out all the extras and electric stuff.

Wow, new construction! At least you won't have to worry about having your home declared a landmark.

As with all contracts, before you make your final payment, make certain that they've fulfilled their end of the deal. Inspect the property and if anything needs to be fixed get it done before you pay.

builders do should i vist the site every week and do a walk throw and if you wanna see where we are buying go to country-classics.com there a great deal and on a golf coarse.....I am moving on up now i just need a mini-van and one more kid and i will be yuppie

one time...

i would just say to be prepared for it not being finished on time... It happened to us and to many others i've learned of later on in my life(not that long)

we had to put all of our belongings in storage for 2 months and move in with my Grandad...

it was a suprise and an inconveniance but not the end of the world...

You should get a 10 Year Warranty on the new home but I've found out that your house has to practically fall down before they will make good on it.
We had an issue where the slab cracked and shifted which caused a leak in the water pipe leading to the street. It cost us around a thousand to get fixed but the Warranty company would not cover it.

You also may receive "settlement cracks" in the sheetrock, nails pushing through the sheetrock, etc Those you will have to fix yourself...

Like Horde King said, give it a thorough looking over before signing your name a zillion times...

hey thanks the builder said 6months
after we move in they will come and do
a walk throw and fix any problems
we are also in the first of 3 fazes and
they wont be done till 3 years
check this out the same unit we bought
is now selling for 50,000 more then we paid
i'm in the money i'm in the money good invest ment we made 70,000 on the townhouse we live in now and we just spent 2years there

As far as "sneaky tricks" the most common ones are inferior builiding material (not up to code, or not the material you paid for).

I'm sure you already checked out the company with the BBB. Reliable companies rarely have complaints against them, but as mentioned above, the biggest complaint is that they don't finish when they say they will.

(When I was a lawyer I used a clause in the contract that for every day or week after the scheduled completion date, the builder must pay the owner a penalty. Some contracts have early completon bonuses, but you don't want that, you just want to make sure they finish when they say they will.

yeh we checked with the BBB
and everything was cool and
are mortage broker lives in a house
this guys built 5 years ago and
has had not one complaint
we also put into the contract
that they have 3months after
the closing date but it is in penn
and there is no attorney review there
but they alowed us to do one so
we are covered thanks for all the help
and if there is anything i can do for
you guys just let me know cause i
am a wealth of useless knoledge
