Hmm, an affordable apartment on the upper east side... You might be able to find one right around that family of purple unicorns that lives near the park. Ask Vladimir the talking walrus about details.

A thousand people will also. </p><p>Good luck, but the odds aren' t in your favor unless you make 6 figures. Most realtors will laugh you out of their office if you make less than $100,000 a year.</p>

<p>Actually, parts of the Upper East side (around 1st Ave) you can find
rentals at the same prices as you can downtown in the East villiage.
But you're still talking 1500-2500 a month.</p><p>Also, alot of people
have rent stabilized apartments. If you know someone like this who
wants to get out of the city, offer them to sublet above what they're
paying. Illegal, but goes on all the time. &nbsp;</p><p>Why the upper east side? If you're under 40, I'd want to be downtown. &nbsp;</p>

<p>You're going to have to have very good&nbsp;credit, yearly income of at least 40x the monthly rent (example: apartment rents for $1800/mo, your salary has to be at least $72000/year), and the realtor fee is usually 15% of the annual rent (again, if the apartment is $1800/mo, the realtor fee is going to be $3250).</p><p>Be prepared to deal with a LOT of competition for a halfway decent apartment.&nbsp; I looked at one on Avenue D that obviously had rats, had TINY rooms (bedroom could only fit a loft bed) and no living room, and 15 people were looking at it when I was, and offering the realtor $500 cash to take their application first.</p><p>When I was looking in Manhattan a few years ago, I didn't meet any of those requirements.&nbsp; My only option was some shady apartment downtown, and the super wanted a half year of rent upfront (no realtor fee), plus I was supposed to hand the super $1500 cash.</p><p>I ended up moving to Brooklyn (don't live there any more).&nbsp; They werent as strict on the credit/annual salary requirements, but I still had to pay a realtor fee.&nbsp; I paid a 10% realtor fee, first and last months rent, and a security deposit.</p><p>Total Move in Costs for a $1900/mo apartment:</p><p>$7980.00</p><p>This was with another person, who decided not to live in Brooklyn anymore after 10 months and we had to break the lease.&nbsp; I lost over $3000.&nbsp; You can never get that realtor fee back, so don't move somewhere unless you're planning on staying.</p><p>Don't pay for any of those &quot;apartment listing&quot; services.&nbsp; They're all garbage.</p><p>Keep in mind, these prices were in 1998.&nbsp; And the apartment was supposedly in trendy Williamsburg, but&nbsp;I later found out we actually lived in Bushwick, and we had a lovely &quot;troubled youth&quot; center down the street.</p><br /><img height="100" src="http://www.ronfez.net/imagestorage/tiggy.gif" width="300" border="1" /><br />&quot;To announce that there must be no criticism of the president, or that we are to stand by the president right or wrong, is not only unpatriotic and servile, but is morally treasonable to the American public.&quot; [ Theodore Roosevelt ]

years back, my roommate and I ended up using a broker and paying their
fee plus a lot of rent. A couple of years ago, I found a great two
bedroom in the East Village through craigslist for hundreds less than
we paid for the first place (which was on the Upper West Side). There
are always tons of listings for the Upper East Side on craigslist. I
don't know what you consider a decent price, but there are plenty of
one bedrooms and studios on there for $1500 or less.</p><p> But
having a steady, well-paying job is crucial, as is good credit. Without
those, you either need to be able to offer lots of cash upfront, or
have someone (usually parents) back up the lease. Or find a sublet.</p><p> And even without the broker's fee, you'll need a good deal of money up front to pay first month's rent and the deposit.<br />
