I am finally getting a place of my own. I need some advice on how much rent I should have on reserve. Also what's the average utility bill for a 1 bedroom apt. I already know how much cable/internet/phone is. Im getting the optimum online triple play. Are there any helpful websites for this?

I would usually leave you a link to my band's website as a joke, but I'll just wish ya some luck and let you know that I can't really help you. Only thing I'll say is the obvious: Save Save Save.

To move into an apartment, you need at least the first months rent and 1 months security. In NY I always had to pay first months, last months, and 1 month deposit. In NJ I paid 1st month rent and 1.5 months security deposit.

I cant tell you what your electric bill will be. I have 3 window unit AC's and ran them on high all last month (I have a 2BR) and my electric bill was $400. With no AC, my bill was $80. It can vary greatly.

I always try to be a month ahead with the rent money. When I write out a rent check, I like to have the following months money set aside. It makes it a little less stressfull. It doesnt always work out though. So save any money you can because you will need every penny. We made the mistake of buying every piece of furniture in the first month. I maxed out my Visa card. Only buy what you really need first and then do it little by little.

Good luck. It may be tough at first, but getting a place of your own is a great thing.

I'd keep 1 months rent on top of the desposits, especially if your work
situation is iffy. And when that runs out, sell crack or pimp out your
girlfriend.
Don't listen to these other guys about having 1-3 months on reserve -- live month-to-month like the rest of us and get the hell out of your parent's basement.

Just get a girlfriend that will let you live with her. It might make you a pussy, but at least you don't have to spend money.

My job pays just over 50k a year.

Just by this info alone (I know that there are usually other circumstances) I would say screw renting, stay where you are--if at all possible--and save all of your money for the better part of a year. No fast food, regular gas, and no expensive dates, and put a small down payment on a condo or townhouse. First time buyer programs are so lenient that a trained monkey can get a mortgage, and with your salary I would think you should qualify for something livable and affordable. Your payment could very possibly just be a little more than rent, taxes included, and you would OWN IT! Ready to move? sell it at a profit and BUY something nicer and bigger. There is very little reason you couldn't get into a place for around $10K to start.

Imagine how it would feel to tell your chick, "yeah, this is my place. I own it."

Whatever you do, good luck to you.

Sorry bout that last post.....Still a bit new here.

Angrymissy raises good points re: the area housing market. Here in Jersey the rents are a bit higher so the price difference isn't so large. Only going by personal experience, I found that the increased costs outweighed the cons associated with renting. When I did the math and added up the cost of a year's lease, it equaled my down payment. I started out in a small house instead of a condo, so didn't have those extra fees to think about, which I guess can significantly raise the monthly installment. See what you pre-qualify for, you may be surprised--of course, the lenders will give you a hgh figure. I have had lenders try to sell me on the idea that I could afford double my mortgage on one of those creatively-written interest only loans. There are some predators out there.

NJ rents may be closer to purchase pricess, but NJ also has higher taxes so thats where it makes up for it.

Def rent instead of buy. we are in a huge housing bubble. I think prices will go down in a little bit.

my electricity bill is around 100 bucks a month in the summer and i have a huge 2 bedroom apt with 3 wall AC's. in the winter its 50 bucks. I have 3 computers that run constantly.

I will be moving to Yonkers, NY.

Don't do that! Only morons live in Yonkers.

/living proof

That being said, most of the advice here is pretty good. Try to keep a few months rent in the bank, expect to pay 2 months worth up front. If you're paying your own gas & electric, expect to pay an avg. $75/month on a one bedroom apt.

Specifically in Yonkers, rents for apts. in decent rental buildings are going for $1100-1200/mo. You can probably get a decent set-up in a private house for around $900 but check if the house is zoned properly. A lot of people have built apartments into houses and rent them illegally, if a neighbor gets pissed off and reports the set-up to the city gov't., you could be forced to move. Also, don't move into any streets named after a tree (or the southwest part of the city generally) unless being able to buy drugs 24/7 without getting into your car is important to you. And don't go riding with DMX because you know the cops are going to pull him over sooner rather than later. But the pizza is pretty good all over.

Good luck.
