<p>Ok I would like to start off this morning by saying GOD (*&amp;^(@ and JESUS #&amp;^!%() as well as (*^#)*&amp; #(*)*&amp;@#_$(!!!!!!&nbsp;&nbsp;&nbsp; (sorry trying to censor myself here)</p><p>Well I get a knock on the door and it was my one roomate Sly. She informs me that we have a flood in the basement AGAIN. Apparently the hot water heater blew a pipe on the top of the tank. And it was leaking all thru the night.Well this time the water was worse off then the last two times (Mostly because the last two times were due to the AC and not the hot water heater)</p><p>I will try to post pics as soon as I can....but we had to shovel about 20 gallons of water from our basement. I just spoke to the repairman...we should have a new hot water heater by about noon-1pm today. Which is good.</p><p>I am so fucking tired right now I can barely keep my eyes awake. I got about 3 hours of sleep and now I am beat. I am heading back to bed for an hour or two. I can only imagine how beat my roomies are.</p><p>This is not exactly the way you want to wake up in the morning.</p>

<p>Yea, unexpected problems like that are part of being a homeowner too.&nbsp; </p><p>Septic pumps, roof leaks, yard work, ditch digging, seeding and planting, leaf removal, plumbing, eletrical, carpentry.</p><p>Good Times.</p>

<p>justice,</p><p>&nbsp; that sucks!! 20 gallons = how many feet? they finally got most of my basement pumped out. we had hot water for maybe an hour or so last night and now it's back to the cold water. plus we&nbsp; still don't have heat<br />&nbsp; </p>

They say you should replace every 10 years or so regardless.</p><p>Bought a nice feul efficient one. Got an energy saving rebate from the state. <p>Since I sold water heaters for the plumbing company that I worked at for three years, all I can say is that they generally go after 10 years ((although well made ones can last up to 18 years)).&nbsp; Since fuel prices keep rising, the cost to assemble water heaters is increasing, making the price go up about 20% ever 6 months or so.&nbsp; Also, whether you get a gas or electric water heater, it must be inspected by your town's plumbing inspector.</p>
