I have been on my own since 18, But after my lease is up im going to move home for about a year to clean up my finances/credit so I can eventually buy a co op or condo. Im sick of paying rent which is basically paying someone elses mortgage. All the money in rent you can not deduct it from taxes. My parents have a finished basement. In a way its a bit awkward to move back home but at the same time im doing it for a purpose.

I keep hearing that the real estate bubble is going to burst, which would be great for me because prices in westchester county have been skyrocketing over the past few years. Im hoping for an eventual buyers market

the prices should at least stay level, if not drop a little, but you will have to pay a higher interest rate at that point and end up paying the same monthly mortgage payment. but its a good idea to get your credit/finances worked out and hopefully save enough to make a nice down payment. good luck.

RE prices will be going down. It is not like the stock market though, it is not going to happen over nights or be really noticable at first. it will take 2-4 years for the prices to go down, and then they will most likely stay down for a few years. This is what happened in the early 90's. If you bought something at the end of the 80's, you could not break even until 96ish.

Good idea to go home and get your shit together. But renting is not always a bad option, I pay less than 1300 a month for a really nice 2 bedroom apartment where a mortgage on something the same size as this would cost me over 3k per month. Factor in taxes and maintence and sometimes it makes more sense to rent. This only works if you take the extra money you save and invest it, and not blow it on drinking or partying or driving a new car.

I'm planning to buy a house next year, so I'm becoming a real estate agent to get a break on price as a "professional courtesy".
