maybe you should stage it a bit more to show it's potential and also have some better pictures taken, those angles make it look smaller than it probably is.
It also says 4 br and there is not one in the picture.

The market stinks... hope you sell it soon!

It can easily be found on the web at real estate sites anyway. But I see your point. I was going to post the house across the street from me to show how you can get really nice homes around here dirt cheap, but then I realized I didn't want to post the address of the house across the street from my house on a public message board.

If I'm not mistaken, the property tax in the 1980's would have been $0.00.

Also, people need to understand that Florida has 0% state income tax and a very low property tax levy.

Being the nation's vacation destination has its benefits.

True but this is a public message board open to any maniac that wants to log in. I just don't think its someting to do to put his home address on public view.We all hide behide board names. A lot of you get to know each other in the real world but there are plenty of lurkers in the 35000 or so board members. Its not something I would do, you never know.

Have you thought about replacing the dark floors with a lighter color hardwood. Just my opinion, but it may sway a potential buyer. ....and no, I'm not.

Also, maybe plant a few shrubs along the front of the house and re-take the pictures on a sunny day. :smile:

the floors are fine, its the wood paneling walls that has the room appear very dark. I would paint it or remove it.
Also in your bathroom, get a nice looking shower curtain and take all the shampoo and bottles off the counter , put some thick towels on the shelf over the toilet and maybe put a candle, shells or something interesting in there to distract room the outdated colors and fixtures.

Some honesty... speaking as someone with marketing, real estate, and design experience.

This house, is quite frankly, scary and a very hard sell. The entire place is very, very outdated. It looks stuck between 1977 and 1985.

The bathroom pictured is attrocious. Pink and gray with white cabinets?

Landscaping. Backyard needs work, bigtime. The front isn't much better.

Pool - looks empty. If it is, cover it if you don't want to fill it. If you are covering the pool, remove the picture from the website.

Why is there a picture of a road in front of the house? That's not a selling point to see two yellow lines. It looks like a fast-moving road, not a place you want to have kids near. Remove that picture.

Kitchen - needs updating. The yellow tile backsplash is horrific, so is the dishwasher.

How are the schools in your area? That's a selling point.

Katja is right about the wood paneling. That needs to go.

The text on the listing doesn't do much to "sell" the house.

Let me get some time to digest it and I'll come back around to it.

I wish I had the strenght to address some of these issues...I actually painted the paneling over the fireplace and it nearly killed me....I've done lots of work but I think you guys are amazing ...wish I could some of these things but I can't...that's why I'm giving it away.

Painting walls or paneling is an easy few hour job for one person alone.
Of course remodeling the bathrooms would cost a lot more... but you can make it a point to consider he house a fixer upper on the listing.
I am not sure who took these pictures, but compared to all other houses in your price range in your zip code alone it does look a lot less appealing, so you need to point out and make stand out the things your house has that the others don't.

Is your real estate agent working hard for you? Or is she not interested in that commission? I would expect someone who wants my money to do a better job at selling what you got. Make her work for her money!

Gail was interesting but yes totally crazy....
Melly did a lot for me and I think a lot of her despite everything....
but yes I am a little drained right now.
but things would be better if the country had an economic turn around

These things are not tough to do. I will find you some DIY info on these things. I've torn out old flooring and replaced it with new hardwood. It took a day for three rooms, cheap too.

I've got a lot to do with Gap this week but I always liked the dark paneling....
but maybe I'll paint it....Melly told me to....that's why I did the paneling over the fireplace.
