my renter has basically paid half a months rent and a very lenient deposit.
She's 2 & 1/2 months behind.

A friend of mine works for a nonprofit that finds low income housing for people, when she went to serve her first eviction she wound up buying the woman 80 bucks worth of groceries.


Although you need to watch with renters, some people miss rent but would pay it if they could, some people wont just stiff you on rent they'll completely trash your house.

When you feel ready - kick her to the curb. I do say that you are a very lenient landlord. Would she expect you to fix something wrong immediately or would she accept 2 and 1/2 months before you would fix the broken toilet etc...? Good analogy to use if confronting her about the rent. If all else fails, you could always kill her and film it for your next GAP movie - no one will know it isnt fake...:unsure:

ive rented apartments for years and never had the balls to miss a rent payment. i dont get stories like these. if i gotta put off cable/utilities/car insurance/cell phone i do. but i dont miss rent. i cant even comprehend being 2 months behind on rent. but speaking as a filthy dirty renter...your tenant will take every inch you give. she wont bring it up or prioritize you until you crack skulls. or at least consistently harp on her. worst case scenario is that she truly can not afford the place...but you need to know that. then you can be "niceguy landlord" and give her a fixed time to move out. no matter what, youre screwed. geh geh geh?

Damnit - I hate to hear this! You have been super lenient on her getting the money to you and then she fucked up your property. It might not be financially smart but I would sue her ass off. Even if you get nothing you will enjoy the fact of making her accountable for the problems and lost $$.

I guess that since I dont know you - I take this seriously (not like others here).
I am not going to say I know how you feel and all that ....but I go through severe bouts of depression and I do understand where a person can drop to. i dont have any magic wisdom to share but usually I drag back out of it by accepting that I am one of a billion individuals walking the earth and that even though it feels like life evolves around me - it dosent. The things that happen to me feels like the weight of the world is pushing down on me but it is pushing down on everybody. You are not alone. It helps me to try to focus on how lucky I am and what a great life I really have - (sometimes by seeing others that really are in a fucked up place). Pull out of it Paul - people appreciate you!
